Special Features:
This five-cabin resort with owner/proprietor cabin is a sportsman's paradise with consistent positive cash flow in the midst of the Hiawatha National Forest in the central and eastern portions of Michigan's Upper Peninsula. The resort consists of a main cabin with office and attached garage with workroom, four (4) two- bedroom cabins with screened-in porches and a 2-½ bedroom large cabin that sleeps 9 adults with a fireplace, 27-inch TV, and wooden deck. All cabins are fully equipped with dishes, pots, pans, utensils, toaster, coffeepot, etc. plus bed linens. A fourteen-foot aluminum boat is provided for each cabin and there are canoes that are available for delivery to nearby lakes and rivers. Each cabin has a picnic table, and there is a pavilion with a fire pit, barbecue grills, picnic tables and horseshoe pits. There is a separate shed for cleaning fish.

Seven (7) aluminum boats, three (3) fiberglass canoes with trailer, three (3) docks, one (1) 12 hp Craftsman tractor lawn mower with snowplow, trailer, and sweeper, one (1) generator, one (1) snowblower, one (1) chain saw, two (2) outboard motors and oars, paddles, life jackets, and seat cushions in addition to the above listed inventory convey.

The Hiawatha National Forest consists of 893,348 acres and is adjacent to three of the Great Lakes (Superior, Michigan and Huron). There are more than 777 miles of rivers and streams, 104 miles of Great Lakes shoreline, and 418 inland lakes. The low population of the Upper Peninsula provides opportunities for solitude that is increasingly sought after. Campers and sightseers enjoy moderate summer temperatures, while hunting and trapping are common autumn activities. Deer, bear, upland birds, ducks and geese are plentiful. In addition to excellent fishing and hunting, the average annual snowfall varies from 54 inches in the south to 240 inches in the north. Winter sports include cross-country skiing, snowmobiling (300 miles of snowmobile trails) and ice fishing.

The resort is 22 miles from Manistique on Highway 437. Thunder Lake is on a chain of three lakes and is the largest (340 acres). The lake is spring fed and is also fed by two creeks and empties into a system of creeks and rivers into Lake Michigan. The resort is on 1.4 acres with 232 feet of lakefront on the northeast end of the lake. The western shore is National Forest and cannot be developed; thus you are guaranteed picture perfect sunsets.

Thunder Lake has consistently been listed as one of the best crappie lakes in the state and also has perch, bluegill, large and small mouth bass, pike, and walleye. Occasionally a lucky fisherman will snag a brook trout that wanders in from one of the creeks.

A single proprietor has owned this resort for the last 15 years. Detailed documentation of bookings, improvements, expenses, and income will be provided to qualified buyers. The resort is currently seasonal opening in May and closing in December. There is potential for year-round operation and expansion which would double income. There is room to build additional cabins, or a main house for the owner, allowing a sixth cabin rental adding to income.

Directions to the home / property:
This home is located on Thunder Lake in Schoolcraft County. Go west from Manistique on Highway 2. Turn north on M-149 at Thompson. Turn left (west) on Highway 442. Turn right (north) on Highway 437 "Thunder Lake Road". *There is a sign for Whispering Pines" Go 11 miles, pass the Thunder Lake Store and turn left at "Whispering Pines" sign and follow the road to the end. Cabins are brown with white trim.

If you are coming from the East, go through Cooks on the "Old Highway 2" and then north on Highway 437. Watch for sign "Forest Hwy 437, Thunder Lake Road, Cooks"
